Our costumer is a subsidiary of a leading worldwide real estate investment manager, being part of an international group. With 9 offices throughout Europe, the group has over 360 employees who are responsible for over €26 billion of assets under management.
This job opportunity reaches out professionals having already made practical experiences in the field of fund operations, structuring, finance or real estate and who wish to extend professional hands-on experiences in Investment & Finance. In Germany our client has actually outsourced essential aspects of the fund administration to external AIFM service providers (such as German “Kapitalverwaltungsgesellschaft – KVG”), hence focusing entirely on business sales and fund operations, but under this specific regime serving as the fund advisor and progressing Asset Management functions in full scheme. In this role the candidate will assist in a team of four in supervision guidance and general assistance of the AIFM, enabling the AIFM in fulfilling its role as a responsive and efficient fund administrator.
Main function
The candidate will be responsible for the financial property management of property investments, the financial controlling of the local accounts of property companies (SPVs) across Europe cooperating with internal (Asset Management, Fund Operations, Finance) and external (Local Accounting, Fund Accounting) divisions.
Your Tasks
  • Draft, negotiate and sign service level agreements with vendors (property management, local accounting, local management bodies, domiciliation, tax compliance, etc.)
  • Manage vendor performance to the levels outlined in service level agreements
  • Key-person for the onboarding of vendors (trainings, financial dataflow, document workflow, etc.)
  • In-depth knowledge in key terminology associated with contracts and understanding how they interrelate (indemnification, force majeure, amendments, risk management)
  • Work with internal asset managers, fund managers, as well as external property managers, accountants, tax consultants and lawyers on investment schemes to maximize their potential
  • Feeling highly responsible for collecting all kind of essential master data related to new property acquisition, their tenant base and (if applicable) the property company
  • Maintaining and developing tools and systems in order to keep the data base up-to-date
  • Managing financial budgets and forecasts
  • Understanding of advanced financial analysis and real estate modeling skills
  • Exceptional understanding of commercial leases, the legal framework of rent reviews in various European jurisdictions, as well as adoption of such econometrics while entering new jurisdictions across Europe
  • Extrapolating overhead and vendor costs to develop this analysis
  • Own the P&L and balance sheet of local SPV
  • Measuring the quality and timeliness of data deliveries
  • Develop a deep, strategic relationship with vendors, control and regulate vendor performance, and being the internal advocate of the vendors
  • Early adoption and communication of vendor service offerings, co-development of functionality and operations, including managing the internal escalation process
Your Profile
  • Very good analytical skills
  • High school diploma in a Real Estate profession
  • University study level in Business Administration / Real estate / Engineering / Accounting a plus
  • Minimum of 5 years professional working experience in a real estate company is a must
  • Very good understanding of commercial lease contracts
  • Very good accounting knowledge, especially real estate related
  • German (native) and English (very good skills), additional language would be an asset
  • Excellent communicator with ability to work with cross-functional teams and accountants
  • Results-driven attitude with an entrepreneurial spirit and a professional demeanor
  • Strong project management skills; ability to prioritize, manage and drive multiple projects
